ASBESTOS-CONTAINING MATERIALS WHICH HAVE BEEN IDENTIFIED, BUT WHICH MAY NOT BE ALL INCLUSIVE, INCLUDE FLOOR TILE AND MASTIC AT THE VESTIBULES OF FRAME HALL TOILET ROOMS, FLOOR TILE AND MASTIC IN THE FRAME HALL JANITOR’S CLOSET, FLOOR TILE AND MASTIC AT THE ENTRY AREA BETWEEN THE RHOADES HALL LOCKER ROOMS, FLOOR TILE AND MASTIC IN THE EXISTING OFFICE ADJACENT TO THE RHOADES HALL MEN’S LOCKER ROOM, AND INSULATION AT MECHANICAL PIPING ELBOW JOINTS IN CONCEALED SPACES AT BOTH RHOADES AND FRAME HALL, UP TO A MAXIMUM OF 100 ELBOW JOINTS FOR BOTH LOCATIONS.  ALL ASBESTOS ABATEMENT, INCLUDING INSULATION ON MECHANICAL SYSTEMS, WILL BE THE WORK OF THE GENERAL CONTRACTOR.

 

  1. Section 01010 “Summary of Work”, Paragraph 1.9-Scheduling;  Item A regarding schedule of work is to be modified to include completion dates for portions of the Work.  The paragraph is to be modified to contain the following passage within the item:

 

… ALL WORK ON THIS PROJECT MUST BE COMPLETED WITHIN NINETY (90) CALENDAR DAYS THE ISSUANCE OF THE NOTICE TO PROCEED.  NOTE THAT THE FOLLOWING WORK AREAS ARE REQUIRED TO BE COMPLETED IN THEIR ENTIRETY AND TURNED OVER TO THE UNIVERSITY BY NO LATER THAN AUGUST 15TH, 2008.  THESE AREAS INCLUDE ALL WORK IN THE RHOADES HALL MULTI-PURPOSE ROOM (G29) AND ADJACENT CORRIDOR (G23), AND ALL WORK IN THE FRAME HALL TOILET ROOM RENOVATION (G-15, G-17, AND G-19).  THE DATE OF THE LETTER WILL…

 

Division 10-Specialties:

 

  1. Section 102800 “Toilet, Bath, and Laundry Accessories”, Paragraph 2.4 WARM-AIR DRYERS; Item B is to be DELETED IN ITS ENTIRETY.  Substitute the following Items B and C to describe the two types of warm-air dryers which will be used on the project:

B.   Warm-Air Dryer (Hand drying only, at Frame Hall Toilet Rooms):

      1.   Delete first subparagraph below if not applicable.  Coordinate with specification method selected at the beginning of this Article.

Basis-of-Design Product:  American Specialties, 0195.

      2.   Mounting:  Surface mounted, with maximum projection of 4 inches.

      3.   Nozzle:  Fixed, with maximum projection of 4” from wall.

      4.   Operation:  Electronic-sensor activated with timed power cut-off switch.

            a.   Operation Time:  Maximum of 30 seconds.

      5.   Cover Material and Finish:  Cast iron, with enamel finish in color selected by Architect.

      6.   Electrical Requirements:  Adjusts 100-240 V, 19A at 120V (2020 W).

C.   Warm-Air Dryer (Hand and hair drying, at Rhoades Hall Locker Rooms):

      1.   Delete first subparagraph below if not applicable.  Coordinate with specification method selected at the beginning of this Article.

Basis-of-Design Product:  American Dryer, Inc., Model A70.

      2.   Mounting:  Surface mounted.

      3.   Nozzle:  360 degree revolving nozzle.

      4.   Operation:  Push-button operated with timed power cut-off switch.

            a.   Operation Time:  Maximum of 80 seconds.

5.   Cover Material and Finish:  Cast iron, with enamel finish in color selected by Architect.

      6.   Electrical Requirements:  Adjusts 100-240 V, 19A at 120V (2020 W).

Drawing AD1.0  DEMOLITION PLANS (RHOADES HALL)

 

1.       Drawing 2/AD1.0 - Demolition Plan @ Men’s Locker Rooms;  The extent of removal of asbestos-containing floor tile and mastic is to be increased to include the floor area in the existing office at the southeast corner of the existing Men’s Locker Room (G17).  A note is to be added at the location of this office to read as follows:

 

COMPLETELY REMOVE FLOOR TILE FINISH AND MASTIC IN THIS AREA.  NOTE: THESE MATERIALS HAVE BEEN IDENTIFIED AS ASBESTOS-CONTAINING.

 

2.       Drawing 2/AD1.0 - Demolition Plan @ Men’s Locker Rooms;  The extent of removal of asbestos-containing floor tile and mastic at the location of the Entry Area (G23) is to be extended to include the floor area of the existing Locker Room door vestibules, and the area of the existing drinking fountain recess.

 

3.       General Notes on Asbestos Abatement;  The General Note No. 1 is to be modified to include additional abatement at Frame Hall, and is to read as follows:

 

ASBESTOS-CONTAINING MATERIALS ARE KNOWN TO EXIST IN THE WORK AREA, AND INCLUDE FLOOR TILE AND MASTIC IN THE ENTRY AREA BETWEEN THE LOCKER ROOMS, AND FLOOR TILE AND MASTIC AT THE EXISTING OFFICE ADJACENT TO THE MEN’S LOCKER ROOM.  IN ADDITION THERE IS ASBESTOS-CONTAINING PIPING ELBOW INSULATION (FIBERGLASS ENCASED) IN THE CONCEALED SPACES.  COMPLETE ABATEMENT OF ALL OF THESE ITEMS IS TO BE UNDER THE CONTRACT FOR GENERAL CONSTRUCTION, AND IS TO INCLUDE ABATEMENT OF UP TO 100 PIPING ELBOWS TOTAL IN BOTH RHOADES HALL AND FRAME HALL WORK AREAS.

  1. Drawing 2/FR-A1  Demolition Plan @ Toilet Rooms;  The extent of removal of asbestos-containing floor tile and mastic is to be increased to include the floor area in the existing Janitor’s Closet (G17).  In addition, the removal of asbestos-containing floor tile and mastic is to extend approximately 4 inches into the corridor along the full extent of the new work such that a full tile and mastic will be abated at locations adjacent to work at doors and partitions.

 

2.   General Notes on Asbestos Abatement;  The General Note No. 1 is to be modified to include additional abatement at Frame Hall, and is to read as follows:

 

ASBESTOS-CONTAINING MATERIALS ARE KNOWN TO EXIST IN THE WORK AREA, AND INCLUDE FLOOR TILE AND MASTIC IN THE VESTIBULE ENTRY AT EACH OF THE TOILET ROOMS, FLOOR TILE AND MASTIC AT THE CUSTODIAL CLOSET, AND FLOOR TILE AND MASTIC TO THE TILE JOINT APPROXIMATELY 4” INTO THE CORRIDOR (WHICH IS IN CONTACT WITH MODIFICATIONS TO THE DOOR FRAMES AND PARTITION WALLS).  IN ADDITION THERE IS ASBESTOS-CONTAINING PIPING ELBOW INSULATION (FIBERGLASS ENCASED) IN THE CONCEALED SPACES.  COMPLETE ABATEMENT OF ALL OF THESE ITEMS IS TO BE UNDER THE CONTRACT FOR GENERAL CONSTRUCTION, AND IS TO INCLUDE ABATEMENT OF UP TO 100 PIPING ELBOWS TOTAL IN BOTH RHOADES HALL AND FRAME HALL WORK AREAS.

 

Drawing H-2  FRAME HALL-HVAC

 

  1. Exhaust Fan Schedule;  An additional exhaust fan is to be included in the Work.  The existing exhaust fan for Frame Hall Toilet Rooms G19 and G15 shall be removed and replaced with new 1/4 hp, 680 CFM, 1/2” static pressure exhaust fan by the Mechanical Contractor.  Existing roof curb, controls and electrical circuiting shall be re-used.

 

  1. Detail-Power Roof Ventilator;  All references to work by the General Contractor as part of the installation of replacement roof ventilators are to be DELETED IN THEIR ENTIRETY.  All work associated with the replacement of roof ventilators is to be by the HV Contractor, including all work to provide a watertight installation.  

 

Drawing P-2  FLOOR PLANS-FRAME HALL

 

  1. Drawing 2/P2  Floor Plan-Frame Hall;  At the location in the Janitor’s Closet (G17) where an existing 4” RWC is to be relocated to accommodate the new wall location, there is an existing 2” PVC bent pipe connected to the RWC which is to be relocated as well.  Modify the note at this location to read as follows:

 

OFFSET EXISTING 4” RWC AND RECONNECT TO EXISTING RWC BELOW FLOOR THIS AREA (VERIFY EXACT LOCATION AT SITE).  EXISTING 2” PVC BENT PIPE WITHIN EXISTING JANITOR CLOSET G17 SHALL BE RELOCATED ALONG WITH EXISTING CAST IRON RAINWATER LEADER.  COORDINATE FINAL LOCATION WITH OWNER.

a.       Revised lighting layout for the Multi-Purpose Room (G29).

 

Drawing E6  FRAME HALL-GROUND FLOOR

 

  1. Drawing 2/E6  Frame Hall-New Ground Floor Plan;  Remove and replace existing Janitor Closet (G17) lighting fixture with new recessed fluorescent lighting fixture Type ‘D’ as scheduled on Drawing E-6.  Existing switching and circuiting shall be re-used for new light fixture.  Coordinate location with architectural drawings.

 

  1. Drawing 2/E6  Frame Hall-New Ground Floor Plan;  New ground fault receptacles noted as per numbered Note #2, shall be located at each lavatory, mounted on the wall adjacent to the lavatory in each toilet room.  Coordinate locations and mounting height with Architect.

 

  1. Numbered Notes–Frame Hall;  Note number 7 is to be modified to indicate that the light fixture Type ‘C’ is to be furnished and installed by the E.C. and not by the Owner.  Modify the note to read as follows:

STANDARD FORM OF AGREEMENT

FOR FACILITIES PROJECTS

 

RIDER A

 

SCOPE OF WORK TO BE PERFORMED

 

 

This Rider is intended to be prepared individually for each contract, and tailored specifically to the scope of work to be performed.

 

1.                   This project is CL-657 to provide interior renovations (Locker Room and Restroom) at specific areas at both Frame and Rhoades Hall and will consist of three base bids.        

 

2.                   Work included under this project applies to two locations at Venango Campus of Clarion University of Pennsylvania, Oil City, Venango County, Pennsylvania.  This work is comprised of the following:

 

                                   

Work shall include the Contractor furnishing all supervision, labor, and materials, tools and equipment and performing all work necessary to complete this installation to the satisfaction of the system.  This is a multiple prime contract project and shall be a General Construction Contract. (CL-657.1), Heating and Ventilating Contract (CL-657.2), Plumbing Contract (CL-657.3), Electrical Contract (CL-657.4). The work includes, but is not necessarily limited to the following:  

 

1.         Contract No. CL-657.1 General Construction.  The General Construction work includes all items of general construction at specific areas at both Frame and Rhoades Hall.  The work includes but is not necessarily limited to the following:

 

a.       This Contractor shall identify and remove all asbestos-containing materials located in the areas of work of the existing structures, and shall allow for such in their bid.  All abatement shall be performed in strict accordance with all requirements and regulations of governing local, state, and federal authorities.  An Asbestos Survey Report is attached to the Contract Documents and identifies all asbestos-containing materials identified within the two buildings.  This contractor shall review the existing facility to confirm the report.  Asbestos-containing materials which have been identified, but which may not be all inclusive, include floor tile at the vestibules of Frame Hall toilet rooms, piping joint insulation at Frame Hall mechanical systems, and floor tile at the entry area between the Rhoades Hall locker rooms.  All asbestos abatement, including insulation on mechanical systems, will be the work of the General Contractor.

 

b.       This Contractor shall provide all necessary selective demolition at the Ground Floor Toilet Rooms of Frame Hall in order to accommodate the new construction indicated, including but not limited to; removal of walls, doors, partitions, ceilings, floor finishes, wall finishes, accessories, miscellaneous items, and all other selective demolition as required and indicated.

 

c.       This Contractor shall provide all necessary selective demolition at the Men’s and Women’s Locker Rooms and adjacent corridor of Rhoades Hall in order to accommodate the new construction indicated, including but not limited to; removal of walls, doors, partitions, ceilings, floor finishes, wall finishes, accessories, miscellaneous items, and all other selective demolition as required and indicated.

 

d.       This Contractor shall provide work required for the complete renovation of the Ground Floor Toilet Rooms of Frame Hall, including but not limited to; preparation of selectively demolished surfaces for new construction, reconfiguring and providing new walls, new doors, new toilet and shower partitions, new suspended ceilings, new hard ceiling finishes, new floor finishes (including ceramic tile), new wall finishes, new accessories (either furnished and installed or installing Owner-supplied items), and all other items as required and indicated.

 

e.       This Contractor shall provide work required for the complete renovation of the Men’s and Women’s Locker Rooms and adjacent corridor of Rhoades Hall, including but not limited to; preparation of selectively demolished surfaces for new construction, reconfiguring and providing new walls (including structural glazed tile), new doors, new toilet and shower partitions, new suspended ceilings, new hard ceiling finishes, new floor finishes (including ceramic tile), new shower stalls with waterproofed installation, new wall finishes, new accessories (either furnished and installed or installing Owner-supplied items), new metal lockers, new benches, and all other items as required and indicated.

 

f.         This Contractor shall provide work required for the complete re-painting of the existing ceiling and adjacent items at the Multi-Purpose Room of Rhoades Hall, including but not limited to; preparation of surfaces to be painted as indicated, protection of surfaces to remain, painting of ceiling surfaces, trusses, ceiling-mounted ductwork, and other items indicated for repainting.

 

2.         Contract No. CL-657.2 Heating and Ventilation Construction.  The Heating and Ventilating Construction work includes all items of heating and ventilating work at specific areas at both Frame and Rhoades Hall.  The work includes but is not necessarily limited to the following:

 

a.   This Contractor shall provide all necessary selective demolition at the Ground Floor Toilet Rooms of Frame Hall in order to accommodate the new construction indicated, including but not limited to; removal of heating systems, exhaust systems, and all other selective demolition as required and indicated.

 

b.       This Contractor shall provide all necessary selective demolition at the Men’s and Women’s Locker Rooms and adjacent corridor of Rhoades Hall in order to accommodate the new construction indicated, including but not limited to; removal of heating systems, exhaust systems, and all other selective demolition as required and indicated.

 

c.       This Contractor shall provide work indicated for the complete renovation of the Ground Floor Toilet Rooms of Frame Hall, including but not limited to; heating system and associated ductwork, exhaust system and associated ductwork, controls, and all other items as required and indicated.

 

d.       This Contractor shall provide work indicated for the complete renovation of the Men’s and Women’s Locker Rooms and adjacent corridor of Rhoades Hall, including but not limited to; heating system and associated ductwork, exhaust system and associated ductwork, controls, and all other items as required and indicated.

 

e.       This Contractor shall provide work indicated for the complete removal and replacement of the existing emergency generator at Rhoades Hall, including but not limited to; all mechanical work indicated for ventilation and/or breeching, and all other work items as required for new installation and as indicated.

 

3.         Contract No. CL-657.3 Plumbing Construction.  The Plumbing Construction work includes all items of plumbing work at specific areas at both Frame and Rhoades Hall.  The work includes but is not necessarily limited to the following:
